"Take a long look at the roof. Are the roof slopes reasonably even or does the structure sag. Look along the eaves (bottom) of the roof and check for any spreading. This can often be seen with distortion to the fascia boards which bow outward usually from the mid-point of the slope."

"The coverings should be checked for missing slates or tiles. Watch out for lots of lead fixing strips (tingles) on slate roofs. This is a sure sign of rusting of the fixing nails leading to slippages of the slates (nail sickness). The roof is likely to be nearing the end of its life."

SAP Ratings

This is a percentage rating for energy efficiency, 100% being the maximum possible. It is the Government recommended system for providing an estimate based on the calculated annual energy cost for space and water heating.

The SAP report gives an estimate of Carbon Dioxide production and suggested advice for improvements, such as double glazing, better heating controls etc. Further advice is available online at saveenergy
